We are working on the site and it will expand on functionality, areas, languages and offerings. The vacation homes that you see on the site, are real and available for rent.

Our inital offerings are in the Spanish state of Catalonia and the province of Girona. It covers the unique beaches (Calas) of Costa Brava and the rural homes in and around the foothill and in the spectacular Catalan mountains.

Villas Lujo, Spanish for Luxury Villas, is offering an owner direct rental program and also selling of properties. We market properties for owners or their representative (like real estate agents, urbanization administrators, or similar) to clients or their representative (like travel agents, or similar). Due to the diversity and amount of properties that we have, it is a need of dedicated web sites for different categories. We have already launched

VillasLujo.com have at the moment around 15,000 unique visitors and 40,000 property page views per month and we estimate that we facilitate rentals for around 1.5 million Euro per year, this is the total rental amount including comissions. For a site like ours, unique visitors and page views are the only numbers that fully describes the web activities. Last year 2006 we had 150,000 unique visitors with close to 450,000 page views and this year we expect to grow substantially more. Since it is a season dependent activity, the number of visitors go down from mid July and are the around 10,000 per month to December, after it picks up rapidly. Since we already have very good positions in the search engines, adding new sites, locations and properties, give very fast results. They will be fully represented within 1-2 months, compared with a new site, were it can take 8-9 months to get results.

The definitions on unique visitor is that somebody visited the web site and browsed pages, without making a pause of more than 30 minutes. If the visitor make a pause or disconnect and do not come back within 30 minutes, he will be registered as a new unique visitor when he connects again. Many web site owners claim page views or entry page views as visitors (like counters on entry page), to enhance their numbers and get on average more than 10 times higher.

Page views is a more correct value on the web activities, than hits, that many uses. Hits is every access to the server and a page like ours with many pictures, will give around 30 hits per page. Many web site owners are giving hits instead of page views, to enhance the numbers.

Security issues for owners and travel agents.
Due to recent events, we became aware of serious weaknesses and conflicts with publishing owners properties on the Internet. They are basically related to control of the copy rights of material and the whishes of owners. In the past we only had the copy right statement to protect the copying of the content of our web site, we relied on the legal protection of property owners and the web material. We had some owners who did not, for compelling reasons, want to have their properties published officially on the web any longer. The major search engines will take 1 months to discover that the link is not there anymore and remove the link, but we discovered that the properties still was published on some other web sites and showed up on both the site and the search engines. Legally it is a problem, because the sites were not under our control and we did not even know that they had copied and published our material.

We not only have a responsability to publish, rent or sell the properties. We also must do our best to effectivly stop the publishing on a property owners request. Therfore we have to do what is possible and technically feasible to prevent copying and third party publishing. The search engines are serious and not really a problem, since they many times are fast in discovering that a link do not work any longer and will remove it, often faster than it took to get them to publish it. It is the unauthorised copying and publishing that must be controlled. After investigation we found the following actions as reasonable and possible.

- Disable right click on the browsers, when they are looking on our web sites.

- Disable saving and cashing of certain material like pictures. It will slow down the loading of pages, but the average internet connection is today so fast, that it is a reasonable action.

- Not allowing "hotlink" access to pictures etc., which means that the visitor must get this material through a web page on the web site.

It is some more possible actions, like cookies etc., but they are not resonable at the moment, since they could be in conflict with the visitors own security settings and concerns.

The security measures do conflict with some marketing aspects from travel agents and others, who want the client to deal with them and surpress competition information. To allow them to show the listings with their propetery information or no contact information, we have created
